The No BS Way I got Approved with Evictions (2024)

Here’s the brutal truth about having eviction:

If you have an eviction, you are not going to get approved for a nice home in a good neighborhood… no matter how much money you currently make. Plus, there are way too many companies on the internet pretending to have second chance apartments or that they can get you approved with evictions, broken lease, bad credit, no credit, slow credit… You get the point. Well the truth is — most of them can’t! I’ve dealt with second chance apartments that specifically stated that they work with applicants with prior eviction(s), only to be denied because I have an eviction on my rental history. I felt like I had been hustled, and I’m sure there’s more people that sailed in the same boat I was in.

Well today I’m going to give you an honest no BS review on 3 companies I used to get approved (or tried to) for a new place while having an eviction and bad credit. So let’s dive right in.

Liberty Rent

The first company I used was Liberty Rent; this company basically steps in as a cosigner after you have been denied for an apartment. They have agreements with apartment communities in multiple states, so there are plenty communities to choose from.

Pros

· Approval is guaranteed as long as you choose an apartment in their network.

· They get you approve within 24–48 hours after you have been denied.

· You are approved for their service prior to making any payment, so you don’t waste your money and time.

Cons

· If you have multiple evictions, or a long history of rental violation you will not qualify

· Fee is one month’s rent, which can be a little costly depending on where you live and what type of apartment you want. This made me settle for a less expensive apartment, that I didn’t really want.

· You will need to pay for their service each time you need to move.

Overall, my experience with Liberty Rents was positive, there were no games and they were pretty straightforward about their service. My only issue with the service was the price. I didn’t get the apartment that I wanted because I couldn’t afford to pay them one month’s rent ($2200) and pay first month’s rent plus deposit. So I would say this service is for someone looking for standard apartment for $1000 or less.

Rent Buy Quick

I didn’t personally use this service; I’m recounting my friends experience with this company. Rent Buy Quick, claims to use certain credit protection products to remove your eviction in get you approved. Their service is guaranteed and the process takes between 30–60 days. I believe this company is either a hit or miss… I’ve read reviews were some people were approved and some were denied; and those that were denied never received the refund they were promised. My friend didn’t get approved, nor did she receive a refund either. She couldn’t do a chargeback because she paid them through Western Union (ultimate no, no). I would suggest renters steer clear of this company, or buy at your own risk!

· Seems to be an establish company that has been around for 3+ years.

Cons

· Approval odds are 50/50

· Has bad online reviews

· Does not honor refund policy

· Accepted payment methods seem shady

Eviction Option

I used Eviction Options “Apartment Guarantee Option” in January of this year. I was in the process of getting my credit restored by Lexington Law (complete waste of money) and I still had that old eviction on my rental history. I actually saw their add on craigslist, which made me very skeptical, but I had to remind myself that I’ve use craigslist to sell services and goods in the past, and I’m not a shady individual. So I put my skepticism in my back pocket and gave them a call. The agent I spoke with was very nice and informative on all things involving credit and evictions, which made me a little more comfortable. She explained that they add you as a user on their corporate account, which allows them to apply for an apartment in your name without showing your bad credit, eviction(s), broken lease, etc. The process can take 30 days (I was approved in 15) and you have to give them 3 apartment choices. Out of the three, they’ll start with the one you want the most, and if they fail to get you approved, they’ll move to your 2nd choice, and then 3rd. So if you get denied for all 3, you get all your money back. I was approved for my first choice without any issues… I also referred about ten other people and received a $50 referral fee for each person. Winning! Oh in the service is only $950, you pay through PayPal (Safe), and they will help you get approved for your next move for free (haven’t had to use the freebee yet). Overall, I really don’t have any complaints, everything went better than I expected.

· Not for people who need to move in 30 days or less

· Poor Marketing & Advertising (More people should know about this company?

· They have 3 opportunities to get you approved which could be costly

· Pay before Approval

Out of all three companies I would have to say Eviction Option was the best. They are more cost efficient, you can choose whatever apartment you want, and I definitely like that they will help you with your next move for free. Liberty Rent is also a good one, but the one month rent fee really made me settle for apartment I really didn’t want. Rent Buy Quick is a borderline scam; I suggest you stay far away from this company.
